Overview of ACC Process

These are the steps of submitting an ACC request for approval at Hillstead HOA. Each of these steps will need to be completed, or the ACC will not be approved.

1. Download the ACC form from the website, below.
2. Fill out the ACC form, completely, with all the information you have about the project.
3. Gather plans, maps, spec sheets and any other information that is needed to give a complete idea of the project.
4. Send all of this to the Community Manager for the review.
5. The Community Manager will review the information, to see if any further information is needed. If he finds something that is still needed, he will reach out to request that information.
6. Once the review is complete, the Community Manager will send it for review to the Architect that will be doing the official review of the plans.
7. The cost for this review will be $95.
8. The Architect will come back with a report advising the Board to approve the request, or deny it, with suggestions on how to resubmit for approval.
9. If the recommendation is for denial, and you resubmit, the cost of that review will be $75.
10. With the recommendation of the Architect, the Board will vote to approve or deny the request.
11. If it is approved, the Community Manager will do an Approval Letter for the records.

Please note:

• The cost of the Architectural review is non-refundable, as this is a hard cost to the Association. This is why the Community Manager will review it prior to it being sent, to ensure there isn’t anything missing.
• The review will appear on your HOA bill as “Architectural Review Fee”, and will gain late fees, interest and collection charges, just as Assessments would.
